Williams Logistics Parks

Williams Logistics Parks

Louisville, KY

Project Facts

Located with direct access to Interstate 65 and less than 7 miles from Louisville International Airport and UPS’ Worldport, the Williams Logistics Park(s), at Interstate 65 & Brooks Road, is an ideally located industrial and distribution hub for the Louisville Metro region. The Williams Logistics Parks will consist of over 1.4 million sq. ft. of prime industrial, distribution, and warehousing facilities. This includes over one million sq. feet adjacent to the west of I-65 (with high visibility), as well as two facilities totaling approximately 400,000 sq. ft. to the east of I-65; all with easy access to I-65 of only ½ mile via the Brooks Road interchange.

The ~100+ total acres of facilities and infrastructure in these parks provide an optimal location for facilities needing direct access to I-65 and linkage to the nearby UPS Worldport, the worldwide air hub for UPS’ global operations. Thus, this location provides the opportunity for e-commerce or online retailers as well as other logistics or light manufacturing companies to locate, or relocate, to reduce operating and transportation costs and increase efficiencies in delivering products to customers via the regional highway system or to via UPS Worldport. The next closest industrial facilities on I-65 are more than twice the distance south on the interstate from the airport and, even then, are significantly more distance off their I-65 interchange. The Williams Logistics Parks provide the best location along a more than 20 mile corridor of I-65. These locations facilitate the attainment of workforce from Greater Louisville to the north as well as from Bullitt and Hardin counties to the south. Located in this section of Bullitt County, the Williams Logistics Parks offer an easier regulatory environment as well as the potential of enhanced economic development incentives from local, state and/or federal authorities. Finally, the Williams Logistics Parks are adjacent to convenient retail services including food, fuel, lodging, and medical facilities.

The Louisville International Airport is the 7th busiest cargo airport in the world. It is home to UPS Worldport, which is undergoing a $300+ million additional investment in its Centennial Hub and is less than 7 miles of four lane interstate from the Williams Logistics Parks. Also, Ford Motor Company holds a major plant less than 6 miles away and its large truck plant is easily accessible by Interstate 265 as well. These assets have contributed to a 4.9% vacancy rate of industrial real estate in the sub-market, making South Louisville one of the strongest performing industrial and distribution markets in the nation.
